Roughly 12-acre site adjacent to Chantilly Auto Park south of Route 50. The Fairfax County Board of Supervisors approved the rezoning 8-1 in January 2024 over neighbour objections about height, traffic and environmental impacts; the approval permitted either a 150,000 sq ft warehouse or a data center up to 402,000 sq ft, and the building under construction is 236,000 sq ft. Reported as fully preleased, tenant undisclosed.

Penzance broke ground on the three-story, roughly 236,000 sq ft facility after securing more than $100 million in construction financing from QuadReal Property Group; delivery targeted for the first half of 2027.
