What the source record says
A 38,000 sq ft building at 9601 W. Emerald St., next to Boise City Hall West. The City of Boise approved it, and it is valued at more than $20 million (BoiseDev, March 2026). investmentUsd is omitted because that figure is a permit valuation, not total capital cost. The first phase provides 10 MW of 'AI-ready colocation and connectivity'. A preliminary application seeks a further ~31,000 sq ft expansion, likely to start before phase one is finished. The pin was geocoded from the street address with the US Census geocoder, which interpolates along address ranges. aiClassification omitted: 'AI-ready' is marketing, not a stated AI workload.
Any MW value is reproduced as source-reported context. Its measurement boundary is not established consistently enough for comparison. Unknown is not zero.
