Water. The applicant describes single-phase immersion cooling as a 'closed-loop system' that sends heat to heat exchangers for reuse or dissipation. It says no water is needed for normal cooling, but the application still includes a six-inch water service, and city staff asked when water would be used.
Community. Residents opposed the application at the Planning Board, which advanced it on 2026-09-17 and set a public hearing for 2026-10-21.

Northpoint Engineering, LLC is the applicant. Granite Municipal Manufacturing & Sales, LLC owns the land and is developing it; it bought the land in 2024. The parcel is nearly 21 acres, of which about 9.3 are buildable. About 54,780 sq ft of wooded buffer was cleared beforehand. No power capacity or investment figure has been published. The coordinates match the OSM address point for 52 Locke Road; the Census geocoder puts it about 600 m away. Precision is approximate.
